GET-LET’S ADVICE TO PROSPECTIVE LANDLORDS:

Always ensure that the property has been cleaned thoroughly before showing to prospective tenants

Try and strike a balance between price & quality when fitting out a property – furnishings that last will cost you less in the long run

Property that is nicely furnished will always let more quickly

Decorate your property in neutral colours for a broader appeal to tenants – if all walls are painted the same colour it makes touch-ups a lot easier

Proper Insurance should be in place noting that the property is let out with adequate public liability cover – it is also advisable to take out cover for loss of rent in the event of the property becoming vacant due to damage (Get-Let can advise of companies that provide such policies)

Keep on the right side of the law to protect both landlord & tenant – as a minimum:

  • A proper Rental Agreement must be in place
  • Since 1st January 2009 a Building Energy Regulations (BER) Certificate for the property must be provided to prospective tenants
  • The tenancy must be registered with the Private Residential Tenancies Board as per the Private Residential Tenancies Act 2004
  • The property must comply with the new Housing (Standards For Rented Houses) Regulations 2008 – these standards have become effective from 1st February 2009
